The Challenge:

Develop an irregular site bounded by wetlands and utility easements into a destination for Southridge’s existing professional and retail customers. Utilizing a limited budget, UDA Architects was asked to maximize the size and quality of the facility along with considerations for future growth for the next generation of owners. In addition, during construction a change in general contractors was necessitated due to contractual non-compliance which required UDA’s effort in keeping the building schedule and quality standards maintained through that transition.

The Solution:

UDA Architects designed a hybrid facility to meet the project requirements. A pre-engineered steel structure was selected for the warehouse areas and a traditional engineered wood frame structure was utilized for the office and retail areas. This structural system segregation allowed for reduced construction time and cost based on the requirements for each function.

The Results:

The project transformed a blended warehouse / office building into a unique farmhouse structure providing retail space for contractors and the general public. Public customers enter through a covered porch, experiencing the residentially scaled bucolic stone veneer and board-and-batten façade while professional contractors have a separate entrance where large pickups, trailers, and dump trucks can park away from the public and deal with bulk purchases of materials from the yard without interfering with the homeowner’s retail experience.
